Overview

Road Surfacing in Oxted

Looking to get a road surfaced in Oxted? London Tar works in Oxted and all across Surrey.

London Tar builds new private, estate and access roads in Oxted and the wider county, and resurfaces existing ones. Since a road takes heavier and more continual loading than most surfaces, the sub-base and construction depth are what matter most. Your road is designed around the traffic it actually carries, with line marking added at the end wherever it is required.

Existing roads that are beginning to crack, ravel or pothole can be overlaid or resurfaced rather than rebuilt. On an estate where residents remain in place, the work is divided into phases so access stays open as much as possible. Kerbing, channels and markings are co-ordinated into one job, leaving a complete, compliant road instead of just a new top layer.

What’s included

FAQs

Road Surfacing FAQs

Do you resurface roads on occupied estates?

Yes. Where a site depends on its one access road, the resurfacing is sequenced in phases to keep occupiers and deliveries moving wherever possible. Your quote comes with a programme you can share with tenants and suppliers in advance. Working one section at a time means each area is only out of use for a short period.

Can you deal with drainage problems at the same time?

Yes. While the road is open is the ideal time to fix standing water with new gullies, channels and corrected falls. Badly set falls cause more ponding than missing gullies, so levels are checked first. Any ironwork set into the road needs a load rating suited to the traffic, which is part of designing drainage in from the start.

Do you install speed bumps and traffic calming?

Yes. As well as speed bumps and ramps, bollards and give-way markings can be included. The Highways (Road Humps) Regulations 1999 apply to humps in a public highway, setting a minimum length of 900mm and heights between 25mm and 100mm. On a private road the owners decide, but those figures are a sensible guide. Consult occupiers and their delivery firms before going ahead.

Do you handle the kerbing and channels too?

Yes. Edge kerbing, channels and the drainage linked to them are part of the job, laid by the team surfacing the road. For a landlord or managing agent that keeps everything in one quote and one programme. It also matters for overlays, because the new surface sits higher, and the kerb upstand and channel levels need to work with it.

How long does a private road resurface take?

It depends mainly on how long the road is and whether it needs rebuilding or just an overlay. Following the survey, a clear programme is attached to the quote. Where occupiers need to get in and out, the work is phased to keep access open as far as possible, and freshly laid tarmac can usually take traffic after 24 to 48 hours.

Who is responsible for resurfacing a private estate or business park road?

The quickest check is the Surrey Interactive Map: switch on the 'Publicly maintained roads' layer, and unadopted or private roads show in white. If yours is private, Surrey County Council will not maintain it, and responsibility normally rests with the landowner or a management company. How costs pass to tenants, and who makes decisions, depends on your deeds and leases, so ask a solicitor to confirm.

Is it worth bringing our road up to adoptable standard so the council takes it on?

Adoption sounds appealing but is rarely simple for an existing road. Surrey County Council says it does not normally adopt existing roads; where owners pay the full cost of upgrading to its Manual for Streets based standard, the Highways Information Team will assist. Upgrading often means new kerbs, footways, surface water drainage and lighting. Independent advice is recommended, and the council has the final say.

Can our road just be overlaid, or does it need rebuilding?

The free survey decides it by looking at the base. If the surface is worn but the base is firm, planing and an overlay may be enough. Signs of deeper failure include rutting, settlement and cracks that reopen after patching; laying over those usually ends in early failure. Overlays also lift levels at kerbs, gullies, ironwork and entrances, which has to be planned.

How much does it cost to resurface a private road in Oxted?

Each road is priced on its own merits after a free site survey in Oxted. The things that change the figure are the road's length and width, the weight of traffic, how sound the existing base is, and any kerbing, drainage or lining. Base repairs or a full rebuild cost more than a straightforward overlay. You get an itemised quote in writing.

How long should a resurfaced private road last?

Benchmarks from councils help: Kent County Council says surface dressing and micro asphalt last up to 10 years, while resurfacing that removes deteriorated layers lasts at least 15. Public roads are resurfaced on average only once every 97 years (ALARM 2026). Thin layers, poor compaction, poor drainage and heavy vehicles cut life short, and simple upkeep such as clearing gullies helps.

What should a private road quote include so the job isn't skimped?

The full specification, in writing. That means overlay or rebuild, depth of sub-base, thickness of each layer, drainage and edging, how levels and ironwork are dealt with, stages of payment and the clear-up. Real complaints about contractors running short of binder show why. Hold back a retention only if it is in the contract, and be wary of anyone selling spare tarmac door to door.
