Overview

Car Park Surfacing in Oxted

Want your Oxted car park resurfaced or built new? London Tar works in Oxted and everywhere else in Surrey.

A tired, potholed car park says something about your business before anyone walks in, and the surface has to carry vehicles all day long. We surface car parks in Oxted and throughout Surrey for schools, offices, retailers and public facilities, building them for constant traffic and finishing with markings that make bays and routes clear. The real work is in a heavy-duty construction and drainage that sheds water.

Wear builds up fastest at entrances, aisles and turning points, where vehicles repeatedly brake, steer and load the surface, and the construction is sized accordingly. We set out bays, arrows, hatching, disabled spaces and EV charging bays in thermoplastic to match your layout. Larger sites are phased so part of the car park stays open, keeping disruption for your business and visitors to a minimum.

What’s included

  • Heavy-duty sub-base and surfacing for continuous use
  • Marking for bays, arrows, hatching and disabled spaces
  • Falls and gullies so surface water drains away
  • Speed bumps, bollards and kerbing as your site needs

FAQs

Car Park Surfacing FAQs

Can you keep the car park partly open during works?

Yes, where the site is large enough. The car park is surfaced in phases so part stays open, and the plan is agreed before work begins. It helps to map out which bays close in each phase, how deliveries and visitors will get in, and where disabled spaces and signage will go meanwhile.

Do you mark out disabled bays and EV spaces?

Yes. We mark disabled spaces, EV charging bays, standard bays and arrows in thermoplastic, to your layout. Disabled Motoring UK's guidance, citing BS 8300, sets accessible bays at a minimum of 2400 mm by 4800 mm plus a 1200 mm hatched transfer zone. Approved Document S requires at least one chargepoint, and cable routes to 20% of remaining spaces, for new non-residential buildings and major renovations with over 10 spaces.

Do you install drainage and gullies in the car park?

Yes, laid to designed falls with outlets to take the water. Ponding happens where levels are flat or low and water cannot reach a drain, so resurfacing to the same levels just recreates it. Falls are designed and gullies and channels fitted so surface water drains away, which also cuts the slip and ice risk in winter.

Can you add speed bumps, bollards or barriers?

Yes. Speed bumps, bollards and kerbing go in where your car park needs them, and barriers and wheel stops can be included. Building them in with the new surface keeps everything in one programme and one quote. Common uses are slowing traffic near entrances, keeping vehicles off walkways and controlling access out of hours.

How long will our car park be out of use?

That depends on size and whether it is a rebuild or a resurface, and we set it out before starting in an agreed programme. Fresh tarmac usually takes traffic 24 to 48 hours after laying. Under CDM 2015, commercial clients must allow enough time and give pre-construction information, so share your opening hours and delivery times early.

Is tarmac the right surface for our car park, or should we look at concrete, block paving or resin?

For general parking, tarmac is normally the right call. Industry cost guides list standard tarmacadam for car parks and heavier asphalt for heavy or turning traffic such as HGVs and buses. Before choosing, check drainage: permitted development requires new hard surfaces at commercial premises to be porous or to drain to a permeable area. We are happy to compare concrete, block paving or resin with you at survey.

Do we need planning permission to resurface or extend our car park?

Not necessarily. Resurfacing what is already there and adding new hard standing are judged differently, and so are different premises. Shops and other Class E premises can lay new or replacement hard surfaces under permitted development, provided the surface is porous or drains to a permeable area, new surface stays within 50 m², and the land is outside a listed building's curtilage. Your council can confirm the position for your site.

Can our car park just be resurfaced, or does it need rebuilding from the base?

If the base is stable and water drains off, resurfacing is usually enough. Watch for cracking across wide areas, sunken patches and potholes that return after being filled; those point to a failed base, which needs digging out and rebuilding. A documented car park failure was blamed on construction that was too thin. We check your car park at the free survey and explain the choice.

How much does car park surfacing cost in Oxted?

We price Oxted car parks individually rather than from a rate card. What matters is the size of the area and number of spaces, the state of the base, drainage needs, kerbs, the marking scheme, any traffic calming and whether the work must be phased. Book a free site survey and you will get an itemised quote in writing.

How long should a resurfaced car park last, and how often will it need work?

About 20 to 30 years is typical for a well-maintained car park, according to industry guidance, with resurfacing around every ten years if it has worn well. A thin base or poor drainage shortens that. Fix potholes, cracks and subsided areas before they spread, and keep gullies clear, to get the most from the surface.

Are we liable if someone trips on a pothole or uneven surface in our car park?

You might be. Under the Occupiers' Liability Act 1957, whoever controls the car park must take reasonable care that visitors are safe. A 2023 Court of Appeal case about a kerb next to a disabled bay found a breach in the design, though the claim failed on causation, and noted standards may be higher for vulnerable visitors. Inspect, keep records and repair quickly. For advice on your position, ask a solicitor.

What should a car park surfacing quote and guarantee include?

It should be written and itemised, covering the area, treatment of the existing base, construction depths, drainage, kerbs, lining, phasing, waste and payment terms. Ask for any guarantee on paper with its length and exclusions, because failures that turn into disputes often hinge on that wording. Request a copy of the insurance certificate and the name of the person who deals with aftercare.
