Overview

Road Surfacing in Dorking

For road surfacing in Dorking, London Tar has the town covered, along with everywhere else in Surrey.

What makes a road last is mostly hidden. Constant traffic, some of it heavy, bears down on a road far harder than on a patio or path, so the sub-base and depth of construction decide how it performs. London Tar builds and resurfaces private, estate and access roads in Dorking and across Surrey to suit the traffic each one takes, finishing with line marking where it is needed.

If your road is already in place but cracking, ravelling or potholed, an overlay or resurface is often possible instead of new construction. Estates that stay occupied are worked in phases to keep access open where it can be. Kerbing, channels and line marking are co-ordinated into the job, so the road you get back is complete and compliant, rather than simply resurfaced on top.

FAQs

Road Surfacing FAQs

Do you resurface roads on occupied estates?

Yes. The work is phased around the people who rely on the road, so tenants, visitors and deliveries can get through wherever possible. You receive a clear programme with the quote and can plan around it, for example by moving deliveries to sections that are open. Tarmac is usually ready to take traffic again after 24 to 48 hours.

Can you deal with drainage problems at the same time?

Yes. Drainage is designed into the road rather than added later, so gullies, channels and falls go in while the surface is open. Where water lies, the falls are often to blame, so correcting the levels comes first, then extra gullies where needed. Covers and gratings are specified with a load rating to suit the vehicles on the road.

Do you install speed bumps and traffic calming?

Yes. Speed bumps or ramps can be built into the resurfacing, along with bollards and give-way markings. On a private road the owner decides what goes in, because the Road Humps Regulations 1999 cover humps in public highways. Those regulations are still a helpful reference, and suppliers recommend warning signs. Agreeing the scheme with occupiers beforehand avoids complaints from drivers and delivery firms later.

Do you handle the kerbing and channels too?

Yes. Edge kerbing and drainage channels are included, and they are laid by the same team as the road itself. That way the edges, channels and surface are built as one job, with the falls worked out together so water reaches the channels. You are not left co-ordinating separate trades, and the road is handed over finished rather than with edges still to do.

How long does a private road resurface take?

There is no single answer: the length of road and whether it is rebuilt or overlaid both matter. The survey leads to a clear programme issued with your quote, and occupied sites are phased to keep access open wherever possible. Industry guidance says asphalt should not be laid onto standing water, ice or snow, so timing is worth discussing at the survey.

Who is responsible for resurfacing a private estate or business park road?

A road that no council maintains is private or unadopted, and its owner, or the management company running the estate, usually pays for its upkeep. Surrey County Council says it does not maintain private roads and cannot progress problems reported on them. The Surrey Interactive Map shows whether a road is publicly maintained. Your deeds and leases, read with a solicitor, show how responsibility and cost are shared.

Is it worth bringing our road up to adoptable standard so the council takes it on?

It is worth comparing two routes: full adoption or a good private resurface. Adoption needs the road brought up to the council's standard at the owners' expense, usually with kerbs, footways, drainage and lighting, and Surrey County Council does not normally adopt existing roads. Its Highways Information Team will help where owners pay the full cost, and independent advice is recommended. The council, not the contractor, makes the decision.

Can our road just be overlaid, or does it need rebuilding?

It depends on the base and on what uses the road. Bin lorries and delivery vans load a road far more than cars, and a base that was never built for them tends to rut and sink. Those signs, or cracks that return soon after patching, point towards rebuilding. A sound base can take an overlay, bearing in mind the higher finished level at kerbs and covers.

How much does it cost to resurface a private road in Dorking?

The price for a Dorking road is set after a free site survey. It depends on the amount of road, the vehicles using it, whether the existing base is sound enough to overlay, and any kerbs, drainage or markings. A failed base costs more because it needs rebuilding. You receive a clear, itemised written quote, which makes internal approval easier.

How long should a resurfaced private road last?

Kent County Council's published lifespans are a reasonable benchmark: surface dressing and micro asphalt up to 10 years, full resurfacing at least 15. What shortens that is predictable: layers laid too thin, poor compaction, water left standing and heavy vehicles. Clear the gullies and deal with cracks early. With public roads renewed only about once every 97 years (ALARM 2026), a maintenance budget makes sense.

What should a private road quote include so the job isn't skimped?

It should leave no room for guesswork. Ask for the specification in writing: overlay or rebuild, sub-base depth, layer thicknesses, drainage, kerbs and edges, adjustments to ironwork and levels, payment stages and site clear-up. BS 594987 is the standard for laying and compacting asphalt. If you want to hold back a retention, it must be agreed in the contract. Never deal with doorstep tarmac sellers.
