Overview

Car Park Surfacing in Reigate

London Tar lays car park surfacing in Reigate, and our coverage takes in the rest of Surrey too.

A car park has two jobs: making a good first impression and carrying vehicles all day without breaking up. We surface them in Reigate and across Surrey for retail units, schools, offices and public facilities, with a build that copes with steady traffic and markings that make bays and routes obvious. Effective drainage and a heavy-duty construction are what keep it working and looking right.

Most of the punishment lands at entrances, aisles and turning points, where vehicles brake, turn and load the surface repeatedly. We build to suit that wear. Your bays, arrows, hatching, disabled bays and EV charging spaces are set out in thermoplastic to the layout you want, and on larger sites we work in phases so part of the car park can stay open for your customers and staff.

FAQs

Car Park Surfacing FAQs

Can you keep the car park partly open during works?

Yes, on larger sites. Splitting the car park into phases lets customers and staff keep parking in one section while another is resurfaced, and the plan is agreed with you before work starts. Before the start date, decide where staff will park, how deliveries get in and where disabled bays move to while each section is closed.

Do you mark out disabled bays and EV spaces?

Yes. Disabled bays, EV charging spaces, standard bays and directional arrows are all set out in long-lasting thermoplastic to your layout. Disabled Motoring UK, referencing BS 8300, recommends accessible bays at least 2400 mm wide and 4800 mm long with a 1200 mm hatched transfer zone. Approved Document S requires EV chargepoints and cable routes for new non-residential buildings and major renovations with more than 10 spaces.

Do you install drainage and gullies in the car park?

Yes, and we design the levels and drainage together. Water sits where the surface is flat or dished and has no outlet; a fresh top layer laid to the same levels leaves the puddles where they were. Falls are designed and gullies and channels fitted so water drains away fast. In winter, ponding near entrances becomes ice, so this is a safety point, not just appearance.

Can you add speed bumps, bollards or barriers?

Yes. Speed bumps, bollards and kerbing can all be built in where your site needs them, and barriers and wheel stops can be added as well. They are set out with your bays and arrows so the whole layout works together. Typical spots are near building entrances, along pedestrian routes and at the car park entrance; we will talk through yours at the free survey.

How long will our car park be out of use?

We plan that with you before work starts, and the programme depends on the area and whether the base needs rebuilding. Once laid, fresh tarmac can usually take vehicles after 24 to 48 hours. Commercial clients have duties under CDM 2015, including giving enough time and pre-construction information, so let us know about busy periods, events or deliveries when we survey.

Is tarmac the right surface for our car park, or should we look at concrete, block paving or resin?

In most cases tarmac does the job well. General industry pricing guides list standard tarmacadam for car parks and reserve heavier asphalt specifications for junctions, bus routes and turning traffic. One thing that can tip the decision is drainage: permitted development rules require new hard surfaces at commercial premises to be porous or to drain onto a permeable area. We can talk through concrete, block paving and resin alternatives when we survey.

Do we need planning permission to resurface or extend our car park?

Replacing an existing surface is a different question from creating new hard standing, so start there. Under Part 7 Class E of the permitted development rules, shops and similar premises can lay new or replacement hard surfaces that are porous or drain to a permeable area, but not more than 50 m² of new surface, and not within a listed building's curtilage. Other premises types have separate classes. Confirm with your local planning authority.

Can our car park just be resurfaced, or does it need rebuilding from the base?

Look at the pattern of damage. Isolated wear on a stable, free-draining base can usually be resurfaced. Cracking spread across large areas, sunken sections and potholes that reopen after patching are signs the base underneath has given way, and that calls for a rebuild. A documented car park failure was traced to construction that was too thin, and it had to be excavated and relaid. Our survey looks at which applies.

How much does car park surfacing cost in Reigate?

Without seeing the site, any price for a Reigate car park would be a guess. The cost is shaped by how big the area is, how many spaces you need, whether the base needs digging out, drainage, kerbs, the marking layout, traffic calming and how the work is phased around you. We survey for free and then send a clear, itemised quote in writing.

How long should a resurfaced car park last, and how often will it need work?

Industry guidance gives a well-maintained car park around 20 to 30 years, with a resurfacing interval of about ten years where it has held up. Life is cut short by weak construction, water that sits on or under the surface, and potholes left to grow. Prompt repairs to cracks and subsided areas, plus clear gullies, keep the next big job further away.

Are we liable if someone trips on a pothole or uneven surface in our car park?

As the occupier, you may be. The Occupiers' Liability Act 1957 requires reasonable care for visitors' safety, which in practice means checking the car park, recording defects and repairing them without delay. One Housing Ombudsman case found a landlord at fault for taking 148 working days to fix car park potholes against its own 28-day policy. This is not legal advice; a solicitor can tell you where you stand.

What should a car park surfacing quote and guarantee include?

Ask for an itemised written quote that names the area, base preparation, layer depths, drainage, kerbs and edges, lining, phasing, waste and payment terms. For the guarantee, get the length, the cover and the exclusions in writing. Car park disputes often come down to what the paperwork actually said. Ask for a named aftercare contact and a copy of the contractor's insurance certificate.
